• Southern Slope

One of the main advantages of Villa Monte is that it is situated on the southern slope, providing illumination of the apartments by sunlight during most of the daytime hours. The south side of Villa Monte faces a wide, open space, devoid of obstacles that might deter sunlight from reaching the apartments, which is essential during the winter season.

You can find all the ski pistes winding down the northern slope. Because sun rays cannot reach this slope after 4:00 p.m. in winter and the snow there doesn’t melt. The ropeway service does not stay open after 5:00 p.m.

  • Proximity to Forest

The territory of Villa Monte, partially encroached on the forest land, is located on a sloping terrain providing cozy and comfortable conditions. Besides being the source of fresh air, the forest adds to the feeling of comfort and tranquillity. The Plateau provides the most beautiful view of the whole area of Bakuriani.

  • Cozy Atmosphere

The noise of Bakuriani cannot reach Villa Monte, though it is not far from the centre. That makes the place ideal for holidaymakers.

Villa Monte is located only two kilometres away from Kokhta Station (about a four minute drive);  2.2  kilometres away from “25-ianebi” (about a four minute drive); and 1.7 kilometres away from Bakuriani Park (about a three minute drive).



Building Technology

  • Building Standards

The Project Villa Monte meets the regional building standards of Bakuriani.  All the cottages are built on reinforced concrete carcasses, designed to withstand an earthquake of magnitude 8; that is the standard of seismic resistance for the region. 

  • Thermal Insulation

Knauf Insulation is used on both outside and inside of the external walls (used between the layers of gypsum board and building blocks as well as between the layers of plywood and building blocks).

  • Wall thickness

External walls are built using the 40X40X20 blocks. Wall thickness, including stone and wood finishes, internal isolation and Knauf tiles, makes up 55 centimetres. Ambient Temperature of minus 25 degrees by Celsius in January in Bakuriani is considered. 

Knauf gypsum board tiles are used in internal walls and partitions.

  • Thermal insulation and waterproofing of Roof

Reinforced concrete is used in roofing between the storeys, inclined roof rests on wooden beams and is covered with Finnish metal tile roofing sheets.

Knauf glass cotton and gypsum board roof panels ensure thermal insulation of the roofs. 

  • Windows

The windows and doors, made of unplasticized polyvinyl chloride (uPVC), with wood texture and colour, have double-glazed windows.




Our cottages have the best view over Kokhta Mountain, Didveli, Bakuriani meadow and the village.

Project Infrastructure

The Project involves creation of a comfortable area, a playground, a planned yard and landscaping.

Considering the snowy and frosty weather that is typical for the resort the cover of the roads leading to every cottage is of reinforced concrete starting from Koba Tsakadze Street.
